🌅There is an outdoor dining/seating area on the decking area with a private 5 person hot tub. Automatic LED lighting on the decking to provide that perfect ambience for relaxing evenings with a glass of your favourite tipple sat in the hot tub watching the sunset over the lake.
📺 Televisions are in the lounge, master bedroom and 1 x twin bedroom,
🕹️a PS3 is available to use in the lounge along with a selection of games, and can also be used to view the DVD's. A selection of books & games have been left for you to use.
🚿 There is a shower room & ensuite toilet & sink.
🧑🍳 The modern fitted kitchen incorporates an integrated fridge freezer, full size gas cooker with hob and microwave, a kettle & toaster are also provided. The kitchen is fully equipped with everything you'll need.

🧺Bedding is provided but you will need to bring your own bath towels and hand towels.

To book activities you can do this before you purchase passes, on the online booking 21 days before your stay on a first come first served basis so make a note of the date and get booking restaurants etc so you don't miss out . They release a day at a time so 20 days prior you can then book day 2 of your holiday.

All Away Resorts activities these must be pre-booked online and we recommend booking in advance. Passes are needed for all activities.
For Water sports, you will need an Away Resorts Guest Pass but you will need to book in advance with the third parties that run these activities on the lakes.
Any other activities you will have to pay for (prices will be beside those payable ones )
If you don't want passes I have a list of takeaways that deliver to your van and also some pubs one right at the entrance that do lovely food .
‼️A polite reminder that booking with Ross and Coates Luxury breaks you are automatically accepting our terms and conditions which are in line with AWAY RESORTS SITE TERMS AND CONDITIONS. Any damages or breach of the terms and conditions during your stay you will be liable for a fine of up to £500, payment of damages in full and full life Time ban of the site and booking with us. ‼️
Our agency will not progress a booking unless a holding deposit of £100 has been sent to Ross and Coates Estate agents prior to your stay. Your booking will not be confirmed if this has not been paid. The security deposit is refunded 3-5 working days after your stay providing that nothing is broken or damaged in the unit.
Please note you will reliable for any damages of any of our units and will be billed accordingly.
